A: A snagging inspection is a detailed examination of a newly built property to identify defects, poor workmanship, and incomplete items before you complete the purchase. Our inspection gives you leverage to ensure the developer fixes all issues before you move in.
Q: Do I really need a snagging inspection?
A: Yes. Even reputable developers have quality control issues. The average new build has 100+ defects ranging from minor cosmetic issues to serious structural concerns. Our inspection identifies these problems while you still have leverage to get them fixed.
Q: What is a measured survey?
A: A measured survey provides accurate floor plans and dimensions of your property. We measure every room, create professional CAD drawings, and deliver plans suitable for planning applications, property marketing, renovations, or extensions.
Q: Are you RICS qualified?
A: Not fully. I'm a RICS Student Member with 4.5 years of building surveying experience, currently completing my APC (Assessment of Professional Competence) towards full RICS Chartered status (December 2026).
Q: Are you insured?
A: Yes. We carry £1 million Professional Indemnity Insurance and £1 million Public Liability Insurance for your complete peace of mind.
Q: Can you attend the inspection with me?
A: While we prefer to conduct inspections independently for thoroughness, you're welcome to attend if you wish. We can discuss findings on-site if needed. We'll arrange access with you or your developer beforehand.
Q: What if I have questions about the report?
A: We provide ongoing support after report delivery. You can email or call us to discuss any findings or ask questions. We're here to help you understand everything.
Q: Can you provide the report in a different format?
A: Our standard format is PDF, which is universally accessible and professional. If you need a specific format for a particular purpose, let us know and we'll do our best to accommodate.
Q: How far in advance should I book with Vertex?
A: We recommend booking 2-3 weeks in advance to secure your preferred date, but we can often accommodate shorter notice inspections subject to availability.
Q: What are your operating hours?
A: Due to ongoing commitments we are only able to accommodate inspections on Saturday's and Sunday's, 9am - 5pm. However, we are available to contact Monday-Sunday, 9am - 5pm for enquiries.
Q: When is the best time to book a snagging inspection?
A: Book your snagging inspection before your completion date, ideally 2-4 weeks before. This gives you time to receive the report, negotiate with the developer, and ensure all issues are fixed before you complete.
Q: Will the developer fix everything you find?
A: Most reputable developers have contractual obligations to fix defects. Our report gives you documented evidence to hold them accountable. However, their response depends on their specific terms and your contract.
Q: What if the developer refuses to fix issues?
A: Our report provides professional documentation of defects which strengthens your position in negotiations. You may need to involve your solicitor if the developer is uncooperative, but having our professional report significantly helps your case.
